Asphalt Driveway Water Damage Prevention That Is So Simple That Even A Child Could Do It

Have you ever drove past a very elegant house and then saw what bad state the driveway was in? The one thing worse than seeing someone else's driveway being like this, is if it is your own driveway that appears like this. It has been proved that when you decide to put a house on the market to sale, a faulty driveway might be a major problem. It can be one of the first things that an interested buyer notices as they come up to a house.

When you are lucky and possess a driveway that is in very good condition, according to where you live it may not stay that way. People who live in regions that can have harsh winters or heavy rains normally have the most severe driveway complications.

There are a number of things that could help prevent your driveway from cracking, chipping, and breaking apart. Reseal a driveway prior to cracks starting or when the dark black color starts to become discolored. After the cracks have been made, water flows into them and underneath the driveway surface. After it freezes, it will expand and cause even more cracking. Resealing an asphalt driveway is a messy job, but can be a task you may do on your own.

When your driveway has cracks already, this is something you can do. If possible clean out the bottom of the crack so it becomes wider at the base than on the top surface of the crack. When you have deep openings, you probably need to put in sand or backer rod crack filler first.

Backer rod is more moisture resistant crack filler. Fill in the crack to within one half inch of the top. Now you are prepared to use regular crack filler. These fillers can be bought in a liquid that you can pour into the openings or you can purchase a tube of denser solution that can applied by a caulking gun. When you put the filler in, you can use a piece of wood or trowel to smooth over the surface.

Be sure you will have several dry days when you begin the resealing process. Wash down the driveway completely with an asphalt cleaning product. This solution will clean oil spots that will sooner or later induce soft spots because of the petroleum additive. Allow it to dry completely. The tools you will use to apply the sealer you purchased are exactly like tools used for applying paint.

A long roller handle and a long nap roller sleeve can work well or you might use a large squeegee. A good paint brush may be used to cover spots that are hard to reach easily, like the edges. Make sure to seal all places completely and always go by the directions carefully. This will keep a driveway safe from cracking and water devastation for as long as allotted by the repair materials you picked.
