When in the process of selling your property, there are more than a few home maintenance tasks that you should do to increase the chances of getting the price out of the home that you've been looking for. Let's look at some home maintenance ideas that will work for you:

* You need to consider repairing everything outside that you can. This might mean painting the house and the window trim, painting shutters and painting the garage. This can make a house seem new. It is also time to look at any rotting wood and going about replacing it with fresh, new wood. If you have fences, it makes good home maintenance sense to repair any broken aspects of the fence. A broken fence just screams, "broken property", and you don't want your home to seem dilapidated.
* Trim all trees and bushes. Cut off any errant branches so the tree seems symmetric and make sure you don't overdo it. The tree should look full and symmetric. This is also true of the bushes. Weed around bushes and flowers and plant flowers around the home to make sure that the home looks as attractive as possible.
* Indoors, home maintenance might mean fixing obvious leaks in your sinks. They are unsightly and send a bad message to potential new owners. You should also fix any appliances that aren't working properly. Appliances are usually left with the house at the time of sale so you want them in working order before selling the house.
* You should go over the bathroom(s) with a fine tooth comb. Make



sure there are no leaks and make sure the shower heads are working and free of calcium deposits. It's cheap to do and you never know what a prospective buyer might do, such as turning on the shower to check for water pressure. This is all basic home maintenance that you should have been doing even when you weren't selling the home.
* Mow your lawn regularly while your house is being shown. Nothing is more tacky than a poorly manicured lawn and this is all a part of the "curb appeal" you want your house to have.
* Fix any broken tiles in your house or out on your patio. It just takes a trip to the local lumberyard to find an appropriate tile or stone to replace one that is damaged or broken. You can then replace the tile using the recommended instructions and have a nice looking property for prospective buyers.
* Have your carpet cleaned or rent a carpet cleaner and do it yourself. This should involve home maintenance on just about every part of your house and will make your carpets shine when people come to see your home as part of a home sale search.

There are many home maintenance things you can do to spruce up your home. Make sure all windows and doors work properly, weather-strip if you are selling the house in the winter and make sure the window treatments are clean and ready to be opened. It's a lot of cleaning and maintenance but it really helps you sell your home at the price you want it to.
